Design
- Yes, it is possible to fit skylights and roof lanterns in a garden room. Our team will be happy to discuss the various options with you during the site consultation and include them in your quotation as needed. Skylights and roof lanterns can be a great way to bring natural light into your garden room and create a brighter, more welcoming space. They can also enhance the overall aesthetic of the building and add value to your property. If you are interested in adding skylights or roof lanterns to your garden room, please let our team know during the consultation process and we will be happy to provide you with more information and a customised quote.
- Yes we do, and we work with several partners. This work will need to meet the requirements of the Building Regulations and may mean that you need planning permission. If you need a water supply we’re happy to organise through our specialist partners to chat to your plumber of choice. Just remember that this will need to meet Building Regs and might mean you need to get planning permission.
- Of course you can! Our garden rooms can be used for a wide range of purposes, and if you would like to have a toilet in your room, we can take care of all the plumbing during the installation. You can even get a shower fitted if you want. If you have any other requests, please ask us about the options available during the consultation stage.
- While we can install many features in our garden buildings, hot tubs and saunas are, unfortunately, not available inside the garden rooms. This is because the buildings we build are not designed to withstand excessive humidity. This would cause problems in your garden room and it would not last as long as a result. However, you might be interested in one or our garden spas so you can enjoy your very own sauna and steam room in your garden.
- Yes this is a service we offer but work with several partners or customers preferred partners. We can include fire resistant panels and reinforce the floor, in and around where the wood burner is to be located. In terms of heating, the heat retention properties in all of our insulated garden offices are so efficient that this level of heating would not be required.
- A professionally plastered finish, completed in your choice of colour. Your room will be fully plastered to the highest standard before being painted in a colour of your choice (matched using premium Johnstones paint).
- Yes, we do offer a plastered finish for our garden rooms. A plastered finish can give your garden room a clean and polished look, and can also provide a smooth surface for painting or wallpapering. Our plastered finish is made using high-quality materials and expert craftsmanship, ensuring a long-lasting and seamless finish. If you’re interested in a plastered finish for your garden room, simply let us know during the design and consultation stage and we’ll be happy to include it in your quote.
- Yes, we offer internal painting services for our garden rooms. Our standard interior finishes are painted in a neutral tone, but we can also paint them in any colour of your choice. Our professional team can advise you on the best colour options to match your style and preference. With our painting services, you can achieve the exact look and feel that you want for your garden room. Whether you prefer a cozy and warm ambiance or a bright and vibrant space, we can help bring your vision to life. - You can easily heat your garden room to stay warm throughout the winter. We offer several ways to heat your room. For example, you could use one of our climate control units and then use this to easily control the temperature of your garden room. Not only will this provide a great source of warmth in the winter months, but it will also provide ice-cold air to keep you cool in the summer. All our units are professionally installed by certified electricians and each is timer and thermostat controlled. Underfloor heating is also offered as an extra service, or you may prefer dual air conditioners/heating, wall-mounted electric heaters or even a log burning stove. The smallest building we offer in our range is 2m x 2m. - Our garden rooms have been designed to fit beneath the 2.5 metre limitations of the Permitted Development rules, this gives you an internal ceiling height of 2.2 mtrs at the front and sloping off to 2.150mtrs at the back, so in the majority of cases planning permission will not be required. For those of you who have space to locate your garden room at least 2 metres away from your boundaries, taller garden rooms are available. These provide increased ceiling height within your garden room without the need to apply for planning permission. We can extend the roof heights off all our rooms but this also requires full planning.
- We may be able to use an existing concrete slab as a base, but it depends on a few factors. For example, the concrete slab must be the correct size, free from cracks and a minimum of 6” deep. The concrete slab should also be level with the ground surrounding it. If it is too high, the garden building may exceed 2.5 metres and require planning permission.
- We simply require a 400mm gap between your garden room and any solid obstacle, such as your house or irremovable fence etc. for construction purposes. A full site survey will determine this.
- Garden rooms that are less than 15 square metres (m²) in size will need a minimum of 400mm from the external walls of the building up to any boundary. Boundary rooms that are greater than 15m² require a 1m gap from a boundary, fence, building, garage or tree to comply with current fire safety regulations.
- While our garden room structures are designed to be free-standing, it is possible to build them close to solid obstacles such as the side of your house. In fact, the garden room can be built as close as 400mm to any solid obstacle. However, it is important to keep in mind that the garden room will not be physically attached to your house and will remain a separate, freestanding structure. This is due to the nature of its construction. - Unfortunately, this is not an option with our garden rooms, and they are designed to be used in one place only. Not all our garden rooms are built on solid foundations, and all our rooms have a plastered and painted finish, so they are not removable. The plus side is that they are incredibly solid and are designed to last for many years.It is possible to deconstruct the garden room, however your estate agent will advise that it is a huge asset and focal point of the sale. The cost of relocating would outweigh a new room when the value added to the property is taken into account. In premium locations, the value added to the property can vastly outweigh the cost of our garden room. Estate agents will confirm this. We can always build you a new one.
- Absolutely; they’re designed for use 365 days a year no matter what the weather! All our buildings are insulated with industry-leading insulation and double-glazed doors and windows. The insulation is placed into all elements of the building – the floor, the walls and the ceiling to ensure excellent thermal retention.

- Restrictive covenants set conditions in your property’s contract or deeds to restrict certain actions, normally to preserve the aesthetics of an area. - Yes, this is possible. However, you will need to get planning permission. If you are unsure how to proceed, we can secure this for you subject to an additional charge. Please contact us to find out details about planning permission for your specific garden rooms.
- If there is a chance that your garden room will be refused, we will advise you not to proceed with the project. If planning is refused contrary to our advice, we will refund our planning costs but we will not refund the Local Authority application fee and any management costs accrued.
- If your home is a listed building, it has been rated of national importance in terms historic or architectural interest. Listed buildings feature on a register called the List of Buildings of Special Architectural or Historic Interest https://historicengland.org.uk/listing/the-list/ . The rules around listed buildings, mean that any garden building or outbuilding that is to be placed within the curtilage of a listed building will require planning permission. There are additional matters to consider if your home is located on designated land, eg. national parks, the Broads, World Heritage Sites, Areas of Outstanding Natural Beauty and conservation areas. If your home is within a national park, World Heritage Site, the Broads or an Area of Outstanding Natural Beauty then you need to obtain planning permission unless the garden building is less than 10m2 and at least 20m away from any wall of your home. If your home is within a national park, World Heritage Site, the Broads, an Area of Outstanding Natural Beauty or a conservation area, then you may not construct a garden room to the side of your home without obtaining planning permission.

- Your building will require no maintenance at all unless you wish to oil your timber cladding. This oiling is not necessary and is a personal preference, but it will help prevent oxidation, which turns the timber a silvery grey. Cleaning the garden building with a hose, water and brush is enough. If you have trees nearby the guttering at the rear will need clearing on occasions. Other than this though there is no maintenance required. If you want to oil your building we recommend a UV protective oil.
- Our garden rooms are designed to last for at least 25 years and come with a 10-year structural guarantee. Plus, the rubber (EPDM) roofing system of our garden rooms has an expected life of 50-years, backed by a 20-year guarantee. - There is no set rule about how much value a garden room can add to your property, but there’s a good chance it can increase the value of your home by anything up to 15%. However, that’s only true if the garden room is of a high quality. A low-quality garden building could have the opposite effect.
- Garden rooms are permitted developments, which means they don’t require planning permission as long as they do not go over a certain size. They must be single storey buildings, and the height of the eaves must be a maximum of 2.5 metres. If it has a dual pitched roof, the maximum overall height must be no more than 4 metres. If not, the maximum height is 3 metres. However, if it is located within 2 metres of the boundary of your property, the maximum height is 2.5 metres. In addition, it must be under 10m x 10m in size.
Process
- Our quotes are free, and without obligation. Our payment terms vary across our Premier Range, Signature Range, Bespoke Service and Garden Spa Range, but typically all include at least four phased payments that are clearly outlined in your proposal and ‘phased’ across the different stages (ranging from the deposit, through to a final payment on satisfactory completion). Invoices are issued for settlement at the completion of each stage. We offer finance options. With our complete package, you can be sure that you’re getting everything you need to build your dream garden room, all in one convenient and affordable package. You won’t have to worry about the added stress and expense of finding a separate contractor for installation or the base – we’ve got you covered from start to finish. We understand that changes may be required after initial plans have been created, and we offer a certain number of amendments for free. However, if you require further amendments beyond this limit, we do charge a fee of £85 for each subsequent amendment to cover the cost of additional design work and revisions. - We need you to sign our order quotation and pay the refundable deposit, we then liaise with the full team and give you an agreed provisional start date.
Site Survey
- The design consultant will come to your house and usually start in the garden. They’ll look at the space you have available and tell you what size of building you can fit in your space. They’ll also assess the access and give you a quote for both electrical and network connection from your home to the garden room. The design consultant will also be able to show you samples of our building construction, complete a design consultation, site survey and answer any questions you have.
- We ask that all decision-makers are present at the design consultation. Your design consultant will look at the space available as well as your access and tell you what size buildings you can have. They’ll design your room with you, placing doors and windows on the building and select electrical and internal options. At the end of the consultation, you’ll know exactly how much your building will cost and what work needs doing.
- Our consultants are very good at visualising, so you’ll be saved that physical labour. Your consultant will also let you know how much levelling should be done before our installation team arrive.
- Luckily our consultants are an imaginative bunch, so they’ll be able to work out where things will go without you having to do this first. You will need to level the ground before installation, but they’ll tell you exactly how much ground to remove and to what depth.

- Yes you can, but we will need to submit a planning application, flats, maisonettes and apartments do not have the same permitted development rights as houses do. This is not a problem, we have built in the grounds of many flats and will complete the full planning process for you.
- Design consultation lead times are typically one to three weeks, but this may be less for virtual design consultations. We may also be able to get to you sooner if we have a team member in your area for an on-site design consultation.

- Generally, there is not a site we cannot build in. Our buildings are constructed using two methods of construction, SIPs = Structurally Insulated Panels and Timber Frame construction, the panels and other materials we use for construction can be carried to difficult to access sites through or over most obstacles. We have erected buildings on sites where we had to carry materials through mid terrace houses,Down and up stairs and through windows, through first floor flats, over balconies, and many other hard to access locations. This will require a site visit to fully understand access, we always protect your property and driveway whilst we use for access and during the building process.
