Planning

Can I Build a L-shaped garden room in Surrey or London?

Most L-shaped garden rooms are classified as outbuildings and fall within permitted development rights. This means you can build without submitting a formal planning application, provided certain conditions are met.

  • Permitted development overview and compliance checks
  • Conservation area and Green Belt awareness
  • Client access and delivery route considerations
  • Neighbour impact and boundary positioning

We assess planning constraints during our site consultation — so you have clarity before commitment.

Common Questions

Why a L-shaped garden room?

  • Will I need planning permission for a garden room?

When it comes to installing a bespoke garden room, there are several legal and regulatory requirements to consider, and one of the most important is planning permission. Whether you need planning permission for your garden room depends on a variety of factors, including the size of the building, its location, and its intended use.

At Into The Garden Room, our team of experts has extensive experience in navigating the planning permission process. We will work with you to assess your needs and help determine whether or not you need planning permission for your garden room.

In general, planning permission is not required for small, single-story garden rooms that are not intended for permanent habitation and are located within the boundaries of your property. However, if your garden room is larger, taller, or closer to a boundary, planning permission may be required.

For example, the overall size of the garden room must be no larger than 10m x 10m, and the eaves must be no higher than 2.5 metres. If you live in a conservation area, you would need to build behind the rear elevation of your house for the garden room to fall under permitted development.

If planning permission is necessary, our team will guide you through the application process, providing all the information you need to make an informed decision. We’ll make sure the process is as straightforward and stress-free as possible, so you can focus on getting the garden room of your dreams. • Can I choose my doors and windows?

We install high-quality Aluminium doors and windows. They are very secure with a multi-point locking euro lock system and a set of keys, extra available on request. The main choices of doors and windows are

    1. Bi-folds
    2. Sliding
    3. French with sides
    4. Pencil windows
    5. Corner windows
    6. Roof lanterns

We can also supply the best quality bespoke bi-fold hardwood doors, these are made to order and require a longer lead time.

  • How much value does a garden room add?

There is no set rule about how much value a garden room can add to your property, but there’s a good chance it can increase the value of your home by anything up to 15%. However, that’s only true if the garden room is of a high quality. A low-quality garden building could have the opposite effect.

  • How big can I build a garden room?

Our garden rooms are available in a wide range of sizes. But when it comes to the maximum size, there are limits before you need to consider planning permission. Garden rooms should be a maximum overall height of three metres, or four metres for a dual-pitched room. They should also be no larger than 10m2, and 2.5 metres is the maximum height of the eaves. There are other restrictions, and it may depend on the size of your garden, so ask us and we will let you know if you need planning permission.
