FAQ’s

Everything you need to know about our garden rooms, the design process, planning and installation.

Design

  • Our Premier Range rooms come with a stylish wall-mounted Milano Aruba vertical slimline electric radiator in white or anthracite grey for year-round comfort and economical on-demand heating. Ideal for rooms that don’t have access to central heating pipes, the Milano Aruba radiator is an eco-friendly choice that can be controlled remotely via the Terma BlueLine heating app thanks to its Bluetooth-connected heating element. For our signature and bespoke rooms, we work closely with you to scope out the best and most cost-effective way to heat your garden room that can include:
    • Underfloor heating
    • Wall mounted radiators or electric heaters
    • Dual air conditioners/heaters
    • Free-standing oil filled radiators
    • Log burning stoves
  • Absolutely; we’ve built countless bespoke garden rooms that meet the individual requirements of our clients. These have included wheelchair-friendly rooms, hot tub garden buildings, sauna and wet rooms, soundproofed garden rooms for musicians, hobby rooms, home offices and gyms. Our design team will be happy to discuss your requirements as part of your free no-obligation quote.
  • Of course! This is a query we receive very regularly. The installation of water and waste connections for toilets, sinks, showers and kitchen facilities is becoming more and more common. After all, many people spend an increasing amount of time in their garden rooms, and they want to enjoy all the features they have in their own homes. The standard connection option is a very traditional method of trenching and connecting to the nearest mains foul drain and the nearest water supply. There are building control regulations we need to adhere to, but this is something that we deal with for you so there is no need to worry. The connections will all be signed off by building control, and we will provide you with all the paperwork to prove it.
  • At Into the Garden Room, we offer a full bespoke service and can create a custom-sized building to meet your specific needs and preferences. Whether you have a small or large garden, we have the expertise and resources to design and build a garden room that fits your space and budget. In addition to our custom service, we also offer a wide selection of standard sizes and styles of affordable garden offices to choose from. With so many options available, you can find the perfect garden room to suit your tastes and requirements. We can build up to 30 square metres internally to stay under full building regulations. The smallest building we offer in our range is 2m x 2m. If you have any specific questions about custom sizes or would like to discuss your options in more detail, please don’t hesitate to contact us.
  • Unfortunately not at the moment, all the current ranges are designed to be free-standing.
  • Our recommendation would be a minimum of 500mm for maintenance purposes. For garden rooms that are over 15m², we will require a 1m gap between the garden room and any solid obstacle to avoid Building Regulations kicking in!
  • Our garden rooms have been designed to fit beneath the 2.5 metre limitations of the Permitted Development rules, this gives you an internal ceiling height of 2.2 mtrs at the front and sloping off to 2.150mtrs at the back, so in the majority of cases planning permission will not be required. For those of you who have space to locate your garden room at least 2 metres away from your boundaries, taller garden rooms are available. These provide increased ceiling height within your garden room without the need to apply for planning permission.  We can extend the roof heights off all our rooms but this also requires full planning.
  • Yes, it is possible to include partition walls and internal doors in a garden room. Our team has the experience and expertise to design and install these features to suit your needs and preferences. Partition walls can be a useful way to divide a larger space into smaller, more defined areas. This can be especially useful if you plan to use your garden room for multiple purposes or if you want to create separate living and working areas. Internal doors can be added to provide privacy and create a more cohesive layout. If you are interested in including partition walls or internal doors in your garden room, please let our team know and we will be happy to discuss the options with you and provide a customised quote.
  • Unfortunately, we do not offer the installation of solar panels on our garden rooms at this time. However, there are many other ways to make your garden room more energy efficient and eco-friendly. For example, you could consider adding insulation to the walls, roof, and floor to help regulate the temperature inside the building and reduce your heating and cooling costs. You could also install energy-efficient windows and doors, or use LED lighting to reduce your energy consumption. These are just a few of the many options available for making your garden room more sustainable. If you have any questions about ways to improve the energy efficiency of your garden room, please don’t hesitate to contact us.

  • Generally, there is not a site we cannot build in. Our buildings are constructed using two methods of construction, SIPs = Structurally Insulated Panels and Timber Frame construction, the panels and other materials we use for construction can be carried to difficult to access sites through or over most obstacles. We have erected buildings on sites where we had to carry materials through mid terrace houses,Down and up stairs and  through windows, through first floor flats, over balconies, and many other hard to access locations. This will require a site visit to fully understand access, we always protect your property and driveway whilst we use for access and during the building process.
  • Absolutely; they’re designed for use 365 days a year no matter what the weather! All our buildings are insulated with industry-leading insulation and double-glazed doors and windows. The insulation is placed into all elements of the building – the floor, the walls and the ceiling to ensure excellent thermal retention.
  • Yes, we only use high-specification windows and door locks to make sure your garden building is as secure as possible. That being said, we would always recommend keeping valuable items out of sight. It’s also a good idea to let your insurance company know that you have a garden room and find out if you need extra cover.
  • Groundworks play an important role in the overall success of a garden room installation. The quality of the ground preparation and foundation is crucial to ensure stability, durability, and comfort. Our team of experts will work closely with you to understand your requirements and deliver the right solution for your garden room. • We normally use ground screws or concrete piles. This comprises of a series of piles in a grid system spanning the entire building. This is included in the cost of your building. Our piles normally go to depths between 300mm and 600mm. The depth is assessed by the base team on the day of installation, and on some occasions due to ground composition the piles may be shallower or deeper. If these aren’t appropriate for your garden, our construction team will use an alternative. Already have a base in place? We might be able to build on that if you’re confident it will be strong enough.
  • We may be able to use an existing concrete slab as a base, but it depends on a few factors. For example, the concrete slab must be the correct size, free from cracks and a minimum of 6” deep. The concrete slab should also be level with the ground surrounding it. If it is too high, the garden building may exceed 2.5 metres and require planning permission.

  • Our double glazing is 28mm thick as standard and 28.6mm for our acoustic pack.
  • Four stunning options to choose from. Your choice of high-quality and durable laminate flooring in smart oak, tawny chestnut, white-washed or chestnut oak. Whatever style you choose to complete the individual look of your garden room, it’s meticulously finished with painted MDF skirting boards:
    • Smart Oak: The wood-grain pattern and texture creates the appearance of genuine timber, offering stunning depth and character. This, alongside its classic look, ensures it blends with any décor.
    • Tawny Chestnut: This timeless chestnut tone introduces character and warm organic textures to your garden room and works particularly well with a muted colour scheme.
    • White Washed: A great choice for enhancing a stripped-back neutral look, or lightening up darker and bolder colour schemes. These white-washed floorboards nicely ‘open up’ smaller rooms and their striking pale grain detail evokes organic charm in rural and Nordic themed rooms. The matt finish is easy to wipe clean, whilst the laminate material ensures it is low maintenance.
    • Chestnut Oak: When you want a darker floor to complement your garden room, this rustic chestnut oak style is a great choice. The deep and warm embossed finish works well with both dark and pale walls.

Maintenance

  • Garden rooms do not typically require building regulations approval. However, if you want a larger garden room that goes over the specified size limits, planning permission will be required. If you have a listed property, the requirements are stricter. If your property is in an Area of Outstanding Natural Beauty, you may also need approval before putting up a garden room. We’ll always make sure your building meets the regulations. Whether a small one man office or a large annexe building, we consider everything. Where a building requires inspection and sign off (mainly with larger buildings) we deal with it for you, engaging with the council or an approved building control contractor to provide all required paperwork. There are dedicated fees for this service and we discuss these with you at all the various stages.
  • Yes you can, but we will need to submit a planning application, flats, maisonettes and apartments do not have the same permitted development rights as houses do. This is not a problem, we have built in the grounds of many flats and will complete the full planning process for you.
  • When it comes to installing a bespoke garden room, there are several legal and regulatory requirements to consider, and one of the most important is planning permission. Whether you need planning permission for your garden room depends on a variety of factors, including the size of the building, its location, and its intended use. At Into The Garden Room, our team of experts has extensive experience in navigating the planning permission process. We will work with you to assess your needs and help determine whether or not you need planning permission for your garden room. In general, planning permission is not required for small, single-story garden rooms that are not intended for permanent habitation and are located within the boundaries of your property. However, if your garden room is larger, taller, or closer to a boundary, planning permission may be required. For example, the overall size of the garden room must be no larger than 10m x 10m, and the eaves must be no higher than 2.5 metres. If you live in a conservation area, you would need to build behind the rear elevation of your house for the garden room to fall under permitted development. If planning permission is necessary, our team will guide you through the application process, providing all the information you need to make an informed decision. We’ll make sure the process is as straightforward and stress-free as possible, so you can focus on getting the garden room of your dreams. Contact us today to learn more about the planning permission requirements for your garden room or get a quote today.

  • Yes, due to the increasing complexities of planning applications, we now charge a nominal administration fee on top of the Planning Application Fee and the site Map Fee.
  • Absolutely; CAD drawings usually take a week to be supplied. We first require a deposit to secure your start date and the quoted price, which is refundable in the event your planning is turned down. We include CAD drawings as part of our planning permission service. Alternatively, if you’d prefer to carry out your own application then we are happy to provide you with the CAD drawings of your chosen garden room.
  • Restrictive covenants set conditions in your property’s contract or deeds to restrict certain actions, normally to preserve the aesthetics of an area. These can be for a limited time only and can apply to both new and old homes. Contact our sales team today to find out more about your particular circumstance if you have a restrictive covenant.
  • Yes! You will require Planning Permission in order to have a garden room on your property, but we can help with this! If you live in an area that has an Article 4 direction, this means that your local planning authority has removed Permitted Development rights for your area. If your property does not have Permitted Development rights then we can help you with your planning application for your garden room project.

Process

  • Our order form holds all the information you need. There are no hidden charges or fees. What is on your order form is what you pay. Should there be any changes to the specification during the build process, or unknown charges are incurred for unforeseen circumstances they will be discussed with you, the client, never just added to the bill.
  • Our average garden room build time is 20 working days, however this will depend on any additional services you require.  As we use structurally insulated panels for our garden rooms, the actual construction part of the garden room is relatively quick and easy. For larger, more intricate garden room projects, that may involve plumbing in bathrooms or kitchens as well as electrics and media equipment, a bespoke timeline would be required. Many clients choose to have their garden landscaped or paving added after the garden room has been constructed, which would also require extra time. Why not book a free site survey with our ITTGR team to guide you through the process, provide you with a quote and an idea of timings for your garden room project.
  • Our quotes are free, and without obligation. Our payment terms vary across our Premier Range, Signature Range, Bespoke Service and Garden Spa Range, but typically all include at least four phased payments that are clearly outlined in your proposal and ‘phased’ across the different stages (ranging from the deposit, through to a final payment on satisfactory completion). Invoices are issued for settlement at the completion of each stage. We offer finance options. With our complete package, you can be sure that you’re getting everything you need to build your dream garden room, all in one convenient and affordable package. You won’t have to worry about the added stress and expense of finding a separate contractor for installation or the base – we’ve got you covered from start to finish. We understand that changes may be required after initial plans have been created, and we offer a certain number of amendments for free. However, if you require further amendments beyond this limit, we do charge a fee of £85 for each subsequent amendment to cover the cost of additional design work and revisions. See all our terms & conditions here.
  • We believe in offering our customers the best possible value for money for the high-quality products and services we provide. We do not offer discounts on our buildings as we are committed to maintaining our exceptional quality standards. However, we do offer occasional special offers on our optional extras. In addition, if you visit our showroom, you will be eligible for a £200 discount off your order. We also offer financing options to help make your dream garden room more affordable. Please contact our sales team to learn more about our financing options and any current special offers.
  • Once you have established your perfectgarden room, you can place your order with us by phone, email or face-to-face.

Site Survey

  • This will depend on the complexity of your project and your intended build site, but a survey will generally last around an hour max 2 hours. Our team will walk through your plans with you, ensuring all your wishes are considered and take a look over the proposed build site to discuss any potential complications or design recommendations etc.
  • We will turn around your quote as soon as possible and aim to do so within 3-5 days. Sometimes we will work on designs with you following the survey, and we will not quote until we have settled on the perfect design so it may be a little longer. However, normally we will have settled on a design on the survey so will not need to go through this process.
